The agency fees calculator goes from the seller’s net price to the price including fees, and back. Fees are entered as a percentage, of the seller’s net price or of the price including fees, or as a flat amount, with or without 20% VAT, paid by buyer or seller.
The result gives the price including fees, the seller’s net price, fees incl. and excl. VAT, the rate relative to both prices, and the price line ready to paste into the listing, following French display rules: price including fees, fee rate incl. VAT as a percentage of the price excluding fees, and price excluding fees.

Frequently asked questions
How is the price shown when the buyer pays the fees in France?
The listing shows the price including fees, larger than the price excluding fees, the fees incl. VAT as a percentage of the price excluding fees, preceded by the word “Honoraires”, and who pays them.
Why does the rate differ depending on the base?
Fees of 5% of the seller’s net price are about 4.76% of the price including fees: French rules require the rate relative to the price excluding fees.
And if the seller pays the fees?
The price shown is what the buyer pays, and the listing states that the fees are paid by the seller.
