Estimate: commune rate 1.20%, collection fee 2.37% of the département part, property security contribution 0.10% (€15 minimum), notary fees on the scale in force since 1 January 2021 (3.870% up to €6,500, 1.596% up to €17,000, 1.064% up to €60,000, 0.799% above) plus 20% VAT. For new builds, reduced rate of 0.70%. Only the notary gives the exact amount.

About this tool

The notary fees estimator calculates the purchase costs of a property in France: land registration tax (département share, collection fee and commune share), property security contribution and notary fees with VAT. It separates existing homes, with an adjustable département rate, from new builds and off-plan sales at the reduced rate.

Furniture included in the sale can be deducted from the taxable base, and costs and disbursements given by the notary are added to the total. The result shows the estimated total, its share of the price and the breakdown.

Frequently asked questions

What do French notary fees include?

Mostly taxes paid to the State and local authorities (land registration tax), the property security contribution, the notary’s regulated fees and costs and disbursements.

Which département rate should I choose?

4.50% in most départements. From 1 April 2025 to 31 March 2028 départements may raise it to 5%, except for first-time buyers; a few apply 3.80%.

Why are costs lower for new builds?

For new builds, VAT is included in the price and the land registration tax is reduced to 0.70%.

Is the estimate exact?

It is an estimate: only the notary sets the final amount, which also depends on the formalities and disbursements of the file.
